Acquisition Criteria for Bulk Purchases

At EquiCapital Source, Inc., we invest in both Commercial Multi-Family properties, as well as bulk “pool” purchases of REOs and NPNs.

Our buying criteria for Bulk Purchase are below; there are a number of things to keep in mind as you’re looking for product:

  1. Our bulk-purchase list is constantly changing as the market changes and as our buyers change their interests.
  2. The list will be updated frequently, so be sure and check back on a regular basis.
  3. Please consider this a generalized shopping list. It doesn’t automatically assure you of a sale if you locate compatible product. Each deal stands on its own and each buyer has their own particular likes and dislikes. It’s impossible to pin down at any given moment, exactly what is going to excite a buyer. The better the deal, the more chance there is of placing it.
  4. If you find it on the internet, everyone and their brother has already seen it. So unless you have it locked up under contract for a price significantly lower than what’s listed, it’s not going to be a deal. As you develop relationships with sellers, you’ll begin to get access to product that hasn’t been broadcast. That’s where the potential deals are hiding. You have to act quickly.
  5. You should also be developing your own buyer’s list. The more candidates you have, the better your chances of closing a transaction.

Finally, please note the following conditions:

  • Portfolio Size: Strong preference in $5M to $15M range, and upper range as indicated above
  • (REO) Level of Rehab: Zero to Light Medium
  • (REO) Title/Liens: All properties must have clean and marketable titles
  • (Notes) Delinquent property tax information, if applicable
  • Due Diligence Period: 21 days
  • Purchase Agreement: Within 10 business days of delivery of tape
  • Proof of Funds: Soft POF to be provided separately as demanded by Seller
  • NO LAND OR LOTS
